Restaurant Concepts is an operator
of Kenny Rogers Roasters ("KRR") in the Baltimore,
Maryland region. KRR established its brand equity as
one of the leading companies in the rotisserie chicken
segment by providing home-style foods in a family-friendly
atmosphere with a menu that caters to every age group
Transaction Summary:
In March, 1999, JPB Enterprises represented
a group of private investors in the acquisition of all
Maryland KRR operating units. As part of the feasibility
study, JPBE's real estate group prepared a thorough
analysis of each individual site, both for brand conversion
viability and for "as-is" valuations of the
various sites. Two years after acquiring the portfolio,
JPBE represented Restaurant Concepts in the divestiture
of its real estate and operating assets. As part of
the transaction, the real estate group provided the
following services:
- Updated real estate valuations;
- Prepared offering memorandum;
- Identified prospective buyers;
- Negotiated business terms;
- Renegotiated existing ground leases;
and
- Provided property management services.
Outcome
With the assistance of JPBE's advisory
services, Restaurant Concepts successfully divested
of all but one location. After approximately a two-year
hold, JPBE helped Restaurant Concepts achieve a 208%
ROI.
